Water Leak

Your fan coil unit uses conditioned water that is supplied through large pipes (risers) that run the height of your building, branching off into each unit. Water is feed into the fan coil unit passing through an isolation valve then flow is controlled by the actuator valve assembly. It passes through the coil where air passing across it is heated/cooled. The water then returns to the building system through the return isolation valve and riser.

All these components and their connection points are susceptible to failure leading to leaks.

The most common case of water damage (leak) is not from the above system but from the condensate drain pan. This is a pan with drain under the water coil that collects the condensation that the coil creates during the cooling season. During the cooling process moisture is removed from the air and builds up on the piping and coil fins. The drain pan over time can rust and have pinholes form. As well as pan failure the main drain if not maintained correctly can clog up with debris causing the water to back up and overflow.

All these scenarios if not addressed promptly will lead to damaged floors, walls, suite contents and most likely mold growth.
